In the State of California, a real estate agent can either represent the seller exclusively, the buyer exclusively or BOTH at the same time (known as "dual agency").

 

While dual-agency is legal and almost every broker I've ever met practices it, is a dual-agent who represents you and the seller at the same time really in your best interests?

 

I don't think so. It's very hard for a broker to walk the fine line between a person who wants the most for a property and the person who wants to pay the least for the property and then properly and fairly represent both their interests.  It probably can be done, but it's hard.
